She was already carrying two homes and needed a fast close. Then the basement flooded.

She had already purchased a home out of state and needed her Boise home sold before she moved. She found us through a trusted referral and we got to work immediately.

Coming soon exterior photos went up before she even left, shot by Michael Wood . The day after she moved out, Jac’s Home Staging | Boise Home Staging had the home staged and photos were done. Listed Thursday, priced to sell. Open house Saturday.

Saturday morning we walked in to find the basement flooded from a torrential downpour the night before. We held the open house, communicated the situation clearly to every buyer, and called our contractor before we left. That night Rick was back at the house grading the foundation and fixing the gutters himself because we could not wait. She was out of state and she trusted us completely. We were there for every single step so she did not have to be.

A full price offer came in before the repairs were even finished. The buyer accepted without ever seeing the completed basement. Under contract in 15 days. Closed August 14.

None of this happens without the right people. Micon handled all the contractor work and flooring replacement. Boise Gutters took care of the gutters. Patrick at PolyFlow Lifting for the foundation and drainage. Katie Ford at Stewart title and escrow was on top of every detail to get us to the finish line. And our transaction manager Angie Lynne kept everything organized and moving throughout.

These clients had owned this Boise investment property for years, a property we had the pleasure of helping them purchase. Now it was time to sell, and the proceeds needed to roll directly into another property through a 1031 exchange.

Timing was everything. The goal was to close in a window that aligned with their next purchase, protecting their exchange and avoiding a costly tax hit.

It started with a strategy call to align the timeline, coordinate the prep work, and make sure every moving part was in order before we ever hit the market. After renters moved out, we coordinated every detail. Micron came in quickly to replace the flooring throughout and handle a full interior repaint. Jacs Home Staging brought it to life, and Michael Wood captured it beautifully in photos.

The challenge was the timeline. A tight close that still required inspections, repairs, lawn care, HVAC service, and full title and financing coordination, all while keeping the 1031 exchange on track.

With the right plan, clear communication, and constant coordination, we listed June 26, went pending July 7, and closed July 24. Less than 30 days start to finish.

None of this happens without the right team. Katie Ford at Stewart Title navigated the title side with expertise and kept everything moving, and Angie Lynne handled transaction coordination with the kind of calm and precision that makes a tight timeline feel manageable. Grateful for both of them.
