Durham is a great home base — and part of what makes it so good is how easy it is to get somewhere completely different in just a few hours.

🦒 NC Zoo (Asheboro) — underrated and absolutely worth the drive.
🌿 Hanging Rock State Park — the waterfall, the views, AND you can swim. it just keeps giving.
🏙️ Richmond, VA — closer than you realize and honestly has something for everyone.
🌊 Wilmington — the beach, the riverwalk, the water. it just delivers every single time.
⛰️ Boone — my happy place, plain and simple. these mountains never get old.

I've had this conversation with so many sellers lately, and I just want to put it out there because I think it really matters.

Pricing a home too high feels safe — like you're leaving room to negotiate, like you're protecting yourself. I completely understand the instinct. You don't want to leave money on the table.

But here's what I've watched happen: once a buyer gets an under-asking offer accepted, they feel like they have the upper hand. And that energy carries through the whole transaction — inspections, repairs, all of it. You lose control of the sale, and it's hard to get it back.

The sellers I've seen walk away feeling really good? They priced it right from the start. More showings, more interest, stronger offers — and in a lot of cases, they sold for more than they would have if they'd listed high and accepted a lower offer down the road.

Pricing right isn't leaving money on the table. It's actually how you protect it.

Small town feel. Big city perks. That's Durham. 💛

I grew up in a small town, went to college somewhere equally hyper-local, and have always been drawn to places that feel connected and community-oriented. Durham checks every box — and then surprises you with everything else.

A world-class hospital right in the heart of the city. Last-minute DPAC shows on a random weeknight just because you can. Local spots that actually feel local.
