February 2026 Market Stats
Across Boulder County real estate, demand ticked up 11% when compared to last month with 332 properties going under contract. Days on market declined MoM to 69 days. New listings increased to 522 and were right on track with what we saw at this time last year. Active listings decreased slightly (5%) when viewed YoY.
Detached sales prices (average) trended up when compared to last month, which could be a result of the increase in demand (pendings) compared to supply (listings). Anecdotally, we hear that "move-in ready" (buttoned-up/updated) homes with little to no remodeling needed are seeing stronger demand and going under contract in days, not weeks.
