When siblings inherit a family home, deciding what to do next can be one of the hardest parts of the process.

Once probate authority is established, families typically have a few options: sell the home, have one sibling buy out the others, or keep the property within the family.

Each option comes with its own considerations — from agreeing on the home’s value, handling financing, managing repairs, or deciding whether renting it out makes sense long-term.

There isn’t one answer that works for every family. The right decision depends on your goals, your family situation, and what makes the most sense for the property.

I share more about inherited homes, probate, and the decisions families face after losing a parent in my full video: “My Parent Passed and the House Wasn’t in a Trust — Now What?”

Who to Call Plan for Aging Parents: 9 Powerful Ways to Create Reliable Local Support Before a CrisisWhen your parents live in a home you know and love—but you live far away—one of the hardest feelings is knowing you cannot always get there quickly. A broken appliance. A plumbing issue. A home repair problem. A sudden maintenance concern. These situations can feel overwhelming when you are several hours away or living in […]

When a parent passes away without a trust, many families don’t know what happens next.

The first step is usually starting the probate process and getting the right person officially appointed to handle the estate.

If there is a will, that person is typically called an executor. If there is no will, the court may appoint an administrator to manage the process.

Understanding these first steps can help you feel more prepared and avoid making decisions before you have the legal authority to move forward with the property.

I share more about what happens with an inherited home, probate timelines, and your options in my full video: “My Parent Passed and the House Wasn’t in a Trust — Now What?”

A trust only works if the home is still properly titled in the trust.

One mistake many families don’t realize can happen: a refinance may cause the property to be removed from the trust — and if it’s never transferred back, it can create unexpected problems later.

I’ve seen families discover this only after losing a parent, when they thought everything had already been taken care of.

If you have a trust, take a few minutes to confirm your home is still titled correctly. That simple check could save your family months of stress and a complicated probate process.

When a parent passes and the house wasn’t in a trust, the next steps can feel confusing fast.

In many cases, the property has to go through probate before it can be transferred or sold. And even families who thought everything was handled can sometimes discover the title wasn’t set up the way they expected.

This is just one part of the process. I break down what happens next, what families should expect, and the options you may have for the home in my full YouTube video.

When you inherit a family home, the hardest decision isn’t always financial. 🏡

Sometimes the bigger question is whether you and your siblings are truly on the same page about what happens next.

Keeping the home can preserve memories and keep it in the family — but sometimes letting go can bring a sense of relief and allow everyone to move forward.

There’s no one right answer. What matters is making the decision with real information, an honest conversation, and a clear understanding of what works best for your family.

If you’re navigating an inherited home or family property, you’re not alone. 💛

Thinking about renting out the family home you inherited? 🏡

Keeping it in the family and earning rental income can sound like the perfect solution — but there’s more to consider than just the monthly rent.

With California’s Prop 19 rules, the property tax implications can be significant. And once you become a landlord, you’re also taking on maintenance, tenants, and potentially complicated decisions with siblings or other co-owners.

Before you decide to rent, make sure you understand the financial and practical responsibilities that come with it.
