After being under contract for over a month, they had to go back on the market and basically start over in a market that had changed.

9 days later, they got a cash offer and no inspections. 👏🏼

There were some hiccups along the way, but my sellers trusted me through all of it and they made it to closing!! 🤍

SO happy for them and excited for their next chapter! ✨

La Tazza is right in Mechanicsville! I got an iced mocha latte with toasted marshmallow, Emily tried an Italian soda, and both were great!

They have coffee, breakfast, empanadas and more, but I LOVE the location. It’s right next to the Three Notch Trail AND a park, so you can grab a coffee and walk with a friend, stop by after a run, or bring the kids and let them play!

3 offers didn’t work out… but they found the one 🥹🤍

Grace and Matthew reached out at the beginning of May to start the process. There were a few things they needed to do before we could officially start, so we actually started looking at homes in mid-June!

After seeing a lot of homes and writing 3 offers that didn’t work out, they started to really think about what was most important to them. And as much as they would love to have the land now… they decided the next home will have all the land. 😂

And I think it worked out exactly how it was supposed to because they ended up with such a great, updated home built by QBH!

A weekend full of playing Imposter, getting sunburnt, solving a murder mystery, a winery, fractured prune, and of course Hamilton!!
