🏡 Southern Maryland Housing Update: September 2026

The market is slowing, but homes are still selling. Here are four key takeaways for Calvert, Charles, and St. Mary’s counties:

📝 Fewer homes are going under contract. New contracts dropped 21% compared with last September, showing that buyers are moving more slowly.

🏘️ Buyers have more choices. There were 1,337 homes for sale at the end of September—24.4% more than a year ago. Sellers have more competition.

⏳ Homes are taking longer to sell. The typical time on the market was 29 days, compared with 19 days last September. Sellers should plan for a longer timeline.

💰 Prices are holding steady overall. The median sale price—the middle price of all homes sold—was $455,000, up 1% from last September. Results vary by county and neighborhood.

For sellers, the right price, careful preparation, and professional marketing matter. For buyers, more choices may create room to negotiate! 🤝
