"This disclosure form is required by sellers of previously occupied single family residences and is to be used in conjunction with a contract for the sale of real property entered into on or after September 1, 2023. It contains information required to be disclosed by Section 5.008 of the Texas Property Code regarding material facts and the physical condition of the property."

I know when I arrive on a listing appointment that the question on the top of a sellers mind is what is, "What can I list my property for?". So we start there.

That's when a CMA comes in. An agent needs to see the property first, then look at SOLD COMPS. It takes time and research. Then we present a range and strategy.

ZILLOW, "A Comparative Market Analysis (CMA) is a tool real estate agents use to find a home's market value. It compares your target house to similar properties that recently SOLD in the local area. Sellers use it to set asking prices, and buyers use it to make fair offer."

It's more than location and square foot. Things like property condition, market conditions, and quality may come in to play.

Consult your agent before you paint! We can help you strategically position your property on the market.

If painting is in order (and it usually is), make sure it's neutral and it is consistent with the existing finishes.

Cool tone finishes need a cool neutral paint. Warm finishes call for a warm neutral paint.
