• Why Is Real Estate Often Considered a Long-Term Investment?
Freddie Mac

# Why Is Real Estate Often Considered a Long-Term Investment?
📈 **What does the data from the past 20 years tell us?**
I looked at the FHFA House Price Index for Santa Barbara County, an index that measures long-term home price trends with the year 2000 set to 100.
- **2006: 238.65**
- **2012: 133.04**
- **2025: 330.53**
The index fell approximately 44% from 2006 to 2012, then increased about 148% from 2012 to 2025. Compared with 2006, the 2025 index was approximately 38.5% higher.
These numbers illustrate an important point: real estate prices do not always rise. Buyers who purchase near a market peak may face a long recovery period. Long-term market trends cannot be understood through short-term price movements alone.
**What happened to mortgage rates?**
According to Freddie Mac's national 30-year fixed mortgage rate data, the annual average increased from approximately 2.96% in 2021 to 6.81% in 2023. Higher rates can increase monthly payments and reduce purchasing power.
However, interest rates alone do not explain home prices. Housing supply, local demand, property type, and purchase price also matter.
**I believe four factors are essential to long-term real estate investing:**
1. Buying at a reasonable price.
2. Realistically evaluating rental income and ownership costs.
3. Understanding how mortgage principal payments can build equity.
4. Having a financial plan that can withstand market downturns.
Real estate is neither automatically safe nor guaranteed to generate a profit. Long-term ownership is not always the best strategy. But when purchase price, cash flow, expenses, and investment horizon are carefully considered, real estate can be one way to build long-term wealth.
**When I evaluate real estate, I look beyond how much a home might appreciate. I also consider what value it can create while I own it.**
