The contract rate on a 30-year mortgage rose 12 basis points to 6.97% in the week ended Sept. 11, according to Mortgage Bankers Association data released Wednesday. This was in anticipation of today's announcement: Fed hikes interest rates for first time in three years in unanimous decision.

Still a great time to buy as prices have dropped in many areas and you can always see if you can get a rate buy down or some type of incentive. If you are selling, price it right, have the home in great shape and provide incentives, if necessary, to attract buyers.

Here's this weeks data on the Northern Foothills of North Scottsdale, Cave Creek and Carefree and the other zip codes I track. This week I added a 5 year graph for Cave Creek, Carefree and 85262. It is very difficult to time the market if you are going to sell and then buy a home. If you have quite a bit of equity, it is a great time to do both as prices as you can see are still sliding downward. You might sacrifice a little on the sale, but save some money on the purchase. If you are just thinking of purchasing a home, it is a great time as prices are down and you can either refinance later or depending on the home and the Sellers situation, can ask for funds to buy down the rate.
