AI is everywhere…including your listing photos (and this post image). 🏡✨

From closing toilet seats, to eliminating stains, to adding fire to non-functioning fireplaces, AI-enhanced listing photos are becoming increasingly = common. And while some touch-ups are harmless, others are crossing a line.

There's a big difference between helping buyers visualize a space and digitally rewriting its reality.

The legal standard hasn't changed: misleading or untruthful advertising is a violation, whether the edits come from Photoshop or AI. If a reasonable buyer would feel deceived when they walk through the door, that photo is a problem.

✅ Virtual staging to show how a room functions? Generally fine. ❌ Replacing the roof, filtering out stains, or faking a working fireplace? That's misrepresentation.

Sometimes, given the challenges of limited inventory, the best option is to create your own (or have someone create it for you). It takes some courage and vision to look at a bare lot and say ‘this is where I want my house to be, and I want it to look like this and have these features…’
