🏡 Phoenix Market Update: Why Who You Work With Matters More Than Ever

If you've been waiting for a sign about the housing market, this might be it.

The Phoenix market remains a mild buyer's market, but it's not the same market we saw a year ago. Buyer demand is actually increasing, with homes under contract up 5.1% and closed sales up 7.6% compared to this time last year. At the same time, new listings are being added at one of the slowest rates we've seen in more than two decades.

What does that mean?

For buyers, you finally have something many people haven't experienced in years: time. Time to look at homes. Time to negotiate. Time to ask for repairs. Time to request seller-paid closing costs or even mortgage rate buy-downs that can save thousands of dollars. Those opportunities were almost unheard of during the frenzy of 2021.

For sellers, the story is more nuanced. Demand is improving, but buyers are selective. Homes that are priced correctly, marketed strategically, and positioned well are still attracting strong interest. Homes that miss the mark are often sitting longer than expected.

This is where who you work with matters.

A great agent isn't just opening doors or putting a sign in the yard. They're helping buyers identify opportunities that create long-term wealth and helping sellers understand how to compete in today's market rather than yesterday's.

The buyers winning right now aren't necessarily finding the cheapest homes. They're finding the best opportunities. The sellers winning right now aren't necessarily getting lucky. They're making strategic decisions before the home ever hits the market.
