What makes this sale especially interesting is that this property was never truly on the full market.

Before going live, we focused on preparation. We decluttered, cleaned, added light staging, and brought in professional photography and video to showcase the home the right way. We also created 3D tours and floor plans so buyers could fully experience the property online.

Then we listed the property as Coming Soon.

In Michigan, Coming Soon status means no in person showings are allowed. No open houses. No private tours. Not even FaceTime walkthroughs.

Yet because the marketing materials were strong and the presentation was intentional, buyers felt confident enough to act quickly.

The result:

Closed today for $56,000 over asking price

My seller joked that every listing agent adds lemons to their photos. She was right. I do. But I figured if we’re doing lemons, we’re doing lemons all the way. So when the camera turned the corner to reveal the kitchen… I was juggling them.

Six years ago, I was swimming in Lake Michigan in New Buffalo and struck up a conversation with a couple playing fetch with their dog. 🐾

No phones.
No pen.
Just a great conversation and a few memorable details.

I remembered where he worked, found him on LinkedIn later, and reached out.

That moment turned into a friendship and eventually the opportunity to help them buy their home at 3834 N Drake.

In that home, they welcomed their first son and built a beautiful chapter of their lives.

When it was time for their next move, I was incredibly honored they trusted me again.

We planned ahead. We took photos months in advance, created pre-market exposure, and had just ONE day of showings.

Quiet prep. Loud results.

This one started five years ago… in Lake Michigan.

I struck up a conversation with a couple while swimming off the shores of New Buffalo. Somehow real estate came up, and they casually mentioned they were thinking about buying in Chicago. No phone, no pen, just a name, a workplace (the Groupon building), and a hint about a company tied to a Twitter founder.

That was enough.

A little digging, a LinkedIn message, and we were off. We ended up winning them a home in a competitive multiple-offer situation.

And we stayed in touch.

Fast forward to 2025 — they reached out with a new plan: moving to Michigan to be closer to family. This time, we did it differently.

We planned.

We shot photos in the fall while everything was still alive and vibrant. They moved out. We cleaned, staged, and quietly marketed the home on a private network for a week to build demand before ever going live.

Then we launched.
