Everyone loves talking about big goals.

Growing a business. Building financial freedom. Creating opportunities for your family. Becoming the person you know you’re capable of being.

What doesn’t get talked about enough are the nights when the office lights are still on and everyone else has gone home.

Not because you have to.

Because you decided the goal matters more than being comfortable.

This won’t be every night. Balance matters.

But every meaningful goal I’ve ever achieved required seasons of doing a little more than what was required.

Tonight is one of those nights.

Everyone talks about the good old days.

What if we’re living in them right now?

I used to think the memories I’d treasure most would come from the big vacations, major milestones, or once-in-a-lifetime experiences.

But the older I get, the more I realize it’s moments like this.

A simple bike ride with my daughters on a beautiful evening. No agenda. No phones. No distractions. Just being present and giving them my full attention.

I know these years won’t last forever.

One day they’ll be older, more independent, and busy building lives of their own. And while that’s exactly what I want for them, I know I’ll look back and miss these simple moments the most.

That’s why I’m trying to be more intentional about slowing down and appreciating them while they’re here.

Because I have a feeling that years from now, when I look back on life, these won’t just be the good years.

They’ll be the years I miss the most.

Crazy multiple-offer story…

My buyers were moving out of a super modern condo and needed more space. The challenge? Finding a single-family home that still had that open, modern feel they loved.

Then we found the one.

Open-concept living room. Updated kitchen. Great bedrooms. Finished basement. Nice backyard. Everything they wanted.

The problem? So did everyone else.

The house ended up with around 10 offers.

We made our offer as strong as possible. Strong down payment, as-is, appraisal gap coverage, flexible terms… the whole package.

Then came the biggest question: price.

We were already talking about going $100,000 over asking. Then $105,000 over.

And literally at the last minute, I told my clients, “Let’s do something a little crazy. Add another $1,000.”

Just $1,000.

A few hours later, the listing agent called.

“We accepted your offer.”

And here’s the wild part…

That extra $1,000 helped put us on top. The top offers were incredibly similar, and that small adjustment helped separate us from the pack.

The lesson?

Winning in a competitive market usually isn’t about one big thing. It’s about stacking a bunch of small advantages that work together.

And now my buyers are moving into their dream home in just a couple weeks.

Buying your first home can feel overwhelming, especially in a competitive market where things move quickly and every decision feels big.

My goal is always to slow the process down, explain what actually matters, and help my clients feel confident instead of pressured.

There’s nothing better than watching someone go from nervous and unsure to excited, informed, and ready to make the right move.

🚨 Most investors were chasing Wicker Park and West Town.

Meanwhile, some of the best returns in Chicago were happening just a few blocks west.

Why?

💸 Renters got priced out.

So where did they go?

➡️ Humboldt Park.

And that’s exactly why investors who bought here 5 to 10 years ago have done so well.

📈 Not only have they seen strong appreciation, but rents have exploded.

One of my investors bought a 3-bedroom, 2-bath unit about 9 years ago.

At the time, it rented for $1,600 per month.

Today?

And when you walk these streets, it’s easy to understand why tenants love living here.
