3. The food at Kanela Breakfast Club is outstanding, but even better are the super kind staff and upbeat vibe!
4. Sunday shopping at Cowboys and Astronauts! One of my favorites for both clothes and gifts!
5. Thrifting at 2nd STREET USA - designer steals and throwback fun!
6. ENJOY calls itself an “urban general store” - I call it fun and fantastic!
7. Pizza, games, drinks - yes, please at LOBO.
8. Closing out Sunday at Wils Martin Lounge, where I always find delicious cocktails and fabulous friends!

A new federal housing law passed, and people keep asking me, "Does this mean prices are finally coming down?"

Save this for when you apply, and share this with anyone trying to buy a home in Chicago right now so they don't get blindsided by the fine print.

$70,000 sounds great on a headline, but what’s the catch?

Chicago just launched its new Homegrown program, but it left lenders and real estate pros completely in the dark until day one. While the extra assistance is fantastic news for the families who qualify, the strict income caps, targeted locations, and a much lower debt-to-income (DTI) limit (38% vs. the usual 50-57%) mean that many buyers won't actually make the cut.

Before you bank on that $70K, you need to look at the fine print.

Many people think condo values are driven by location, condition, and timing. That’s true. But financing plays a bigger role than most realize.

With the 2026 changes to condo lending guidelines, we’re going to see a shift in how different buildings perform, especially here in Chicago. Financing friction (or its absence) directly affects buyer demand, which, in turn, affects pricing and how long a property sits on the market.

If you’re in a building with more units or an HOA that hasn’t kept up with reserves, this is something worth paying attention to now - not later.
