Mortgage Rates Sink to an 11-Month Low—Will Fed Cuts Push Them Even Lower?
In my seven years as a Realtor, I've seen how quickly shifts in mortgage rates can open up opportunities—or close them just as fast. Right now, 30-year mortgage rates have dropped to 6.48%, their lowest point since October 2024. These rates are shaped by factors like inflation, housing demand and supply, and bond yields. If you're considering a move, my experience tells me it's wise to make decisions based on your own readiness rather than holding out for rates to drop even further. The best opportunities often go to those who are prepared, not just waiting for the perfect number.

July Home Sales Show Encouraging Signs for the Market
July's 7% year-over-year increase in home sales might catch your attention, but it actually reflects transactions that went under contract when mortgage rates were lower. As someone who's navigated seven years in real estate, I see how today's higher rates and ongoing inflation are making it tougher for many buyers to secure new contracts right now. Inventory has inched up, yet it's still not at the levels we saw before the pandemic. Looking ahead, most forecasts point to only modest sales growth by 2026—a reminder of how quickly market dynamics can shift and why timing and strategy matter more than ever.

Summer Homebuyers Find Creative Solutions Amid Rising Costs
This summer, the real estate market is feeling the pinch from rising costs. July saw existing-home sales dip by 1.7% compared to June, though there's a slight 0.7% increase year-over-year. With mortgage rates hovering near 6.6% and inventory remaining low, buyers are navigating a more challenging landscape—especially first-time buyers facing a median home price of $434,100. Drawing on my 7 years as a Realtor, I see firsthand how affordability is shaping decisions and motivating creative solutions for those ready to make a move.

US Housing Prices Keep Climbing
As someone who's spent 7 years helping clients navigate the ever-evolving housing market, I’ve seen resilience firsthand. Despite hopes for more affordable options, home prices have continued their climb across the country. The main reason? Demand still outpaces the number of homes for sale, keeping prices strong—especially in areas where buyers are eager to move. That said, not every market is the same. In regions with more new builds and less competition, buyers are seeing a bit more negotiating power and homes are sitting on the market just a little longer. Interestingly, even with higher mortgage rates, sales are still picking up—thanks in part to steady job growth and rising incomes. While it’s good news that incomes are outpacing price growth, higher mortgage rates remain a challenge for many. The landscape is shifting, but with the right guidance, there are still opportunities to be found.
