Are you calculating your condo assessments correctly?

Most boards don't realize that monthly and special assessments should be based on each owner's ownership percentage in the Declaration, not split equally between units.

If you're not sure your numbers are right, this video is worth watching before your next assessment goes out.

DM me if you need help reviewing your numbers.

Did you know?

Investment accounts are not the right place for your reserve funds.

They put your money at risk. Instead, keep your reserves in a savings or money market account that doesn't charge fees to protect your assets.

Quick question for Illinois condo boards, is everyone serving on your board actually qualified?

Just living in the unit isn't enough. Being married to the owner isn't enough. In Illinois, you have to be a deeded owner to serve on the board.

Watch this short video and DM me if you want to know how to check who's actually qualified in your association. πŸ‘‡

A lot of condo board conflicts come down to one misunderstanding; someone thinking they have more authority than everyone else.

In Illinois, every board member has exactly one vote. The President is not the boss. No one member outranks another.

Swipe through and share this with your board before your next meeting. πŸ‘‡

If you're on a condo board in Illinois, this is worth remembering.

Board members have a fiduciary duty to act in the best interests of the entire association, not their own personal interests.

Every vote. Every decision. Every action.

Share this with your board before your next meeting. πŸ‘‡

Before your condo board approves any unbudgeted expense, stop and look at your numbers first.

What's in your bank account? How are you tracking against your budget? Are there any owners behind on assessments?

You can't make good financial decisions without reviewing the data first. Watch this short video to understand why. πŸ‘†
