Kootenai County Market Update – May 2026

The North Idaho real estate market continues to stay active heading into summer.

Median sales price: $555,738
Homes sold: up 3.5% compared to May 2025
Inventory: 936 active listings, down 17.5% from last year but up 6% from April
Average days from listing to closing: 86 days

What does this mean? Buyers have a few more options than they did last month, but inventory is still lower than it was a year ago. Well-priced homes continue to attract attention, and the market remains competitive in many price ranges.

The spring market in Kootenai County is definitely waking up!

Here’s what we’re seeing in the latest April market stats:

• Median sales price: $544,900
• Homes sold are up 3.7% from this time last year
• Inventory is still lower than last year, but it jumped 13.5% from March
• Average time on market: 92 days

What does that actually mean for buyers and sellers in North Idaho?

Buyers → More options are starting to hit the market, which is a welcome change after a tight inventory season.
Sellers → Well-priced homes are still getting attention, especially homes that are move-in ready and marketed well.

Tax season plot twist…Your tax refund might be part of your down payment.

Here’s the math that surprises a lot of people…
Average tax refund: around $3,000
FHA loans allow as little as 3.5% down

Now layer in local programs and things start to get interesting…

In Idaho, through programs like the Idaho Housing and Finance Association (IHFA), buyers can get up to 7–8% of the purchase price toward down payment and closing costs

That means:
• FHA = 3.5% down
• Some conventional loans = as little as 3% down
• IHFA assistance can cover a big chunk (or sometimes most) of that upfront cost

And for my people specifically…
• Teachers, first responders, and healthcare workers may qualify for Idaho Heroes programs with extra assistance
• Some buyers are getting into homes with as little as $500 out of pocket depending on the program

Point being… don’t sleep on this money.

Kootenai County Housing Market Update - February 2026

The median sales price in Kootenai County is $552,500, according to the Coeur d’Alene Regional REALTORS®.

The number of homes sold is down 4.6% compared to this time last year, and inventory is also slightly lower. There are currently 656 homes on the market, compared to 736 last year, a 10.9% decrease. Month to month, inventory dipped just a bit from 667 homes in January to 656 in February.

Homes are still selling, but the pace has slowed compared to the peak market. In February, the average time from listing to closing was 102 days in the MLS.

As we head toward the spring market, these numbers are something both buyers and sellers should be paying attention to.
