When I write an offer for my buyers, I’m not just trying to get them the house, I’m helping protect them every step of the way.
Here are 5 protections I commonly negotiate and include in my buyers’ process and offers:
1️⃣ A Thorough Home Inspection Contingency
This gives buyers time to inspect the home and understand its condition. If major issues are discovered, they may be able to negotiate repairs, request credits, seek a price reduction, or walk away while keeping their earnest money, depending on contract terms.
2️⃣ Other Inspections
Don’t assume everything is fine because it appears to be working. Wells and septic systems can be expensive to repair or replace. These inspections help identify potential issues before closing and prevent costly surprises after ownership.
3️⃣ Reasonable Contingency Timelines
Deadlines matter. I negotiate timelines that give buyers enough time to complete inspections, review documents, ask questions, and make informed decisions instead of feeling rushed into one of the biggest purchases of their lives.
4️⃣ Understanding Title, Easements, Property Lines, HOA & CCRs
Gathering information before writing an offer is critical. Well logs, septic permits, HOA documents, CCRs, shared well agreements, and road agreements can impact ownership and resale. I also review the title report for easements, boundary concerns, or other issues that could affect use of the property.
5️⃣ Using Trusted Local Lenders
Working with a local lender benefits buyers. Local lenders understand Idaho properties, loan programs, and unique property challenges. They’re accessible, experienced, and often help create a smoother transaction. In competitive situations, a lender can also strengthen an offer.
Every offer is customized to the property, the market, and my client’s goals, but protecting my buyers and helping them make informed decisions is always a top priority.
