Summer in North Idaho means sunshine, lake days, and unfortunately, wildfire season 🔥

With drought conditions, lower snowpack, and an earlier start to fire season, local fire departments are urging residents to take precautions now. Many wildfires are preventable, and simple steps around your home can help protect your family, neighbors, and property.

Take a few minutes this week to create defensible space, prepare an emergency go bag, and make sure you’re signed up for local emergency alerts.

Have you completed your summer fire safety checklist yet?

IRONMAN 70.3 Coeur d’Alene is this Sunday, June 21st! 🏊‍♂️🚴‍♀️🏃‍♂️

One of the most iconic race weekends in North Idaho is back, bringing athletes from around the world to our beautiful lakeside community. Competitors will take on a 1.2-mile swim in Lake Coeur d’Alene, a challenging 56-mile bike ride through scenic Idaho terrain, and a 13.1-mile run along our stunning waterfront before crossing the finish line downtown.

Whether you’re racing, volunteering, or cheering from the sidelines, it’s always incredible to see the determination, energy, and community spirit this event brings to Coeur d’Alene.

Good luck to all the athletes taking on 70.3 miles this weekend! 💪

June weather in North Idaho is always a gamble.

A week ago this was on the way to Sandpoint. Rain on the windshield & gray skies kind of day.

Fast forward to today: over 80, windy, sun pushing through like summer is finally here.

You can’t really predict June here… you just learn to love it anyway! One week apart, two completely different seasons.

And just like the weather here, the real estate market is always shifting: timing, strategy, and knowing when to move matters.

If you’re thinking about buying or selling in North Idaho, let’s talk through what today’s market is actually doing and what that means for you.

When I write an offer for my buyers, I’m not just trying to get them the house, I’m helping protect them every step of the way.

Here are 5 protections I commonly negotiate and include in my buyers’ process and offers:

1️⃣ A Thorough Home Inspection Contingency
This gives buyers time to inspect the home and understand its condition. If major issues are discovered, they may be able to negotiate repairs, request credits, seek a price reduction, or walk away while keeping their earnest money, depending on contract terms.

2️⃣ Other Inspections
Don’t assume everything is fine because it appears to be working. Wells and septic systems can be expensive to repair or replace. These inspections help identify potential issues before closing and prevent costly surprises after ownership.

3️⃣ Reasonable Contingency Timelines
Deadlines matter. I negotiate timelines that give buyers enough time to complete inspections, review documents, ask questions, and make informed decisions instead of feeling rushed into one of the biggest purchases of their lives.

4️⃣ Understanding Title, Easements, Property Lines, HOA & CCRs
Gathering information before writing an offer is critical. Well logs, septic permits, HOA documents, CCRs, shared well agreements, and road agreements can impact ownership and resale. I also review the title report for easements, boundary concerns, or other issues that could affect use of the property.

5️⃣ Using Trusted Local Lenders
Working with a local lender benefits buyers. Local lenders understand Idaho properties, loan programs, and unique property challenges. They’re accessible, experienced, and often help create a smoother transaction. In competitive situations, a lender can also strengthen an offer.

Every offer is customized to the property, the market, and my client’s goals, but protecting my buyers and helping them make informed decisions is always a top priority.

Renovating before you sell? Be careful, some upgrades that seem like a great idea can actually hurt your resale value and ROI.

Here are 10 renovation mistakes that can cost you when it’s time to sell:

1️⃣ Creating Niche Custom Spaces
A wine room, golf simulator, recording studio, or elaborate theater may fit your lifestyle, but most buyers prefer flexible spaces they can make their own.

2️⃣ Removing Closets to Make Rooms Bigger
Without a closet, buyers may not view a room as a true bedroom, which can impact value and marketability.

3️⃣ Over-Improving for the Neighborhood
Luxury upgrades don’t always bring a matching return. Buyers compare your home to nearby sales, and the numbers may not justify the investment.

4️⃣ Installing a Hot Tub
Some buyers love them, others see maintenance and expense. Hot tubs rarely add dollar-for-dollar value.

5️⃣ Over-Landscaping the Yard
Curb appeal matters, but high-maintenance landscaping can overwhelm buyers looking for easy upkeep.

6️⃣ Converting the Garage Into Living Space
Many buyers prioritize parking, storage, and workspace. Removing the garage can limit buyer interest.

7️⃣ Following Trends Too Closely
Trendy finishes can date quickly. Neutral, timeless updates tend to appeal to more buyers.

8️⃣ Taking Away Storage
Storage is a major selling point. Removing closets, cabinets, or pantry space can make a home feel less functional.

9️⃣ DIY Projects That Look DIY
Poor workmanship can raise concerns about the overall condition of the home and impact offers.

🔟 Renovating Without Talking to a Realtor First
Before spending thousands, find out what buyers in your market actually value. Not every project delivers a strong return, and some aren’t necessary to sell your home.

Thinking about making improvements before you sell? Let’s talk about which upgrades are worth the investment—and which ones you may want to skip.

The right updates can attract more buyers, reduce days on market, and help you maximize your home’s value when it’s time to sell.
