I have been personally involved in real estate investing for 5 years and recently decided to become a professional Real Estate Broker to help others buy and invest in real estate. I attended Brigham Young University and earned a Bachelor’s Degree in Communications, and my skills in Broadcast Journalism give me a unique insight into how to market properties and tell powerful and moving stories (in

other words, I can get your home sold!). Before becoming a professional Realtor, I served in Air Force Special Operations for 9 years and deployed 5 times to Iraq, Syria, Qatar, UAE, and, most recently, to Afghanistan to provide security during the evacuation. I was awarded the Air Force Commendation Medal, Air Force Combat Action Badge, 5 Air Medals (with “C” device), the Humanitarian Service Medal, Meritorious Unit Award, and the Joint Service Achievement Medal. I have real-life experience in strategic planning, teamwork, negotiation, and task management that make me uniquely suited to serve real estate buyers and sellers. I entered the Real Estate world because homeownership is the American Dream, and I have seen it change hundreds of lives. I have dedicated my own life to mastering the market, negotiations, and strategy so my clients can enjoy the many benefits of home-ownership. I live in Colorado Springs with my dog, Butters. I spend my free time rock climbing, mountain climbing, working out, reading, and serving on the leadership team with Patrol Base Abbate (a veteran community organization).

You know that one listing you swear is cursed? 👻

Yeah, this one had me working overtime for weeks.
Rewriting copy, updating photos, tweaking the price, switching up the angles… and still… crickets.

I was starting to wonder if the place was haunted or if Zillow just hated me.

I even asked a buddy to double-check the MLS.
And that’s when we found it.

The seller had accidentally marked the home as “55+ ONLY.”
…It wasn’t.

So unless my buyer pool had AARP cards and a love for early bird dinners, it made total sense why we weren’t getting any traction.

Lesson learned: even the smallest checkbox can ghost your whole listing.

A lot of agents are still giving pricing advice like the Colorado Springs market hasn’t changed.

It has.

This week in El Paso County:
412 new listings hit the market
Only 211 sold
Active inventory just crossed 3,000
Sellers averaged 96.4% of original list price
Average CDOM climbed to 62 days

That means supply is rising fast, homes are taking longer to move, and sellers are giving up more than many people realize.

This is exactly why pricing, timing, and negotiation strategy matter right now.

If your agent can’t explain what these numbers mean for your specific situation, they’re not really advising you. They’re guessing.

And guesswork gets expensive.

A lot of people keep hearing that Colorado Springs home values are rising across the board.

That is not what many homeowners are actually experiencing.

What’s happening in many cases is a composition shift. Older homeowners who bought 7 to 10 years ago are selling with major equity, which lifts the median sale price. That creates the appearance of appreciation even while many homes bought in late 2021, 2022, and 2023 are flat or underwater.

This is why the market looks one way in headlines and feels completely different in real life.
