Market Update for August 2026
Sales and Prices down

There are currently 4297 active single-family listings on the market in the Pikes Peak region compared to 4139 last year at this time which is a 3.8% increase in active listings.

The average sales price is down 3.3% to $547,521 compared to August 2025 and was down 3.7% compared to the month prior. The median price (same number of homes sold above and below that price) is down 2.1% to $470,000.

Sales were down in August by 4.1% for a total of 996 homes that closed in the Pikes Peak region, compared to 1039 last August. New listings on the market are down .8%. There is a 4.3 month supply of homes on the market.

Likely the contributing factors to the market losing some momentum is the fact that rates went up for conventional loans to 6.9% and the Government loans are still in the high 5’s amid fears of inflation plus prices being out of reach for many.

The average days on market before a home sells is 49.

There are 762 condo/townhomes on the market compared to 684 last year at this time, which is an 11.4% increase. The average price for Condo/townhomes is down 5.8% and the median price is down .2%. The median condo/townhome price is now $327,750.

Condo/Townhome sales are down 19.5%. New listings on the market are down 12% compared to last year in August.

Cumulative year to date single family sales are up .5% and the average price is down 1.2% comparing last year, first 8 months to this year, first 8 months.

You’ll use this to store important documents for your house, like your deed, insurance, home warranty, proof of inspection, mortgage billing info, and more.
