Or simply find a new spot to watch the sunset.

The "best" time to buy or sell a home isn't always the same for everyone. Some buyers want more inventory and flexibility. Others want to avoid competition. Some sellers want to maximize exposure. Others prioritize speed and convenience.

That's why I always encourage people to look beyond headlines like:

Trees near your home
Basement or crawl space moisture

Pay particular attention to where water flows during a heavy rain.

Colorado has more than 50 "fourteeners," mountains with elevations above 14,000 feet.

And Colorado Springs puts you surprisingly close to some incredible mountain adventures.

Whether you're an experienced hiker or prefer enjoying the views from the comfort of your car, there is something special about living in a place where the outdoors are always close by.

Of course, you don't have to climb a 14,000-foot mountain to enjoy Colorado.

Sometimes the perfect Colorado day is simply: Coffee in the morning, A short afternoon hike, Dinner at a local restaurant, & Watching the sun go down over the mountains.

In fact, buying the most expensive home on the block can sometimes limit your future resale audience.

Location, condition, layout, lot size, and how a home compares to nearby properties can all influence future marketability.

That's one reason understanding the neighborhood matters just as much as understanding the house.

Before buying, ask:
> What are comparable homes selling for?
> How has the neighborhood changed?
> What improvements are common nearby?
> How do the schools rank in test scores?

Real estate is about more than four walls. It's about the relationship between the property and the market around it.

Here's something to think about this summer.
If you normally keep your home at 72°F, try raising the thermostat a few degrees when you're comfortable.

For example, moving from 72°F to 75°F or 76°F can reduce how hard your air conditioner has to work, especially during the hottest part of the day.
The exact savings depend on your home, insulation, HVAC system, weather, and electricity rates, but the U.S. Department of Energy has historically recommended setting your thermostat higher when you're away and using a programmable or smart thermostat to reduce unnecessary cooling.

A few simple ideas:
> Raise the temperature when you're away
> Use a higher setting overnight if comfortable
> Close blinds or shades during the hottest part of the day
> Replace HVAC filters regularly
> Make sure vents aren't blocked by furniture
