Over the past ten years, the average new single-family home sold in the U.S. has become more compact, shrinking from 2,700 to 2,400 square feet. At the same time, the price per square foot has surged by about 72%. In 2025, one out of every four new single-family homes sold was under 1,800 square feet—a notable jump from roughly one in six just a decade ago—while larger homes over 3,000 square feet now make up only one in five sales, down from about one in three.
