If you own (or are thinking about buying) a mobile or manufactured home in Missouri, you NEED to understand affixation 👇

Affixation is the process of legally converting a mobile home from personal property (like a vehicle) into real estate.

Why does this matter?
✔️ You can finance it like a traditional home
✔️ It allows for standard real estate transactions
✔️ Property is taxed as real estate instead of personal property

To affix a mobile home in Missouri, you typically need:
• The home permanently attached to a foundation
• Wheels/axles removed
• Owned land
• Title eliminated through the state

If it’s NOT affixed, you’re dealing with:
❌ Limited financing options
❌ Personal property taxes
❌ More complicated buying/selling process

This is a big deal for investors and homeowners—especially with land deals and rural properties.
If you’re buying, selling, or placing a manufactured home, make sure you know whether it’s affixed or not… it can completely change the deal.
