The Bay Area housing market isn’t falling — it’s shifting.

The headlines don’t always tell the full story, but the data does.

According to MLS data, pending sales and absorption rates have been up for 5 straight weeks across Santa Clara, San Mateo, Alameda, and San Joaquin counties.

Average sales prices are also up every month this year in all 4 counties.

This is what a more normal market looks like: some homes reduce, some sit, some get multiple offers, and some sell fast.
