Rates just crossed 7%. Here’s why serious buyers should pay attention. 📈
On September 24, the 30-year fixed hit 7.03%, its highest level in a year. On a $1.5M loan, that’s about $725 more a month than at 6.30%.

🏡 Inventory is up 21.7%
⏳ Days on market are up 64.7% (now 28 days)
💰 The median sale price is up 29.2% ($2,972,500)
Less competition and longer marketing times mean more room to negotiate for buyers who are ready. For sellers, pricing discipline matters more than ever. We’re still a seller’s market at 1.6 months of supply, but the momentum is shifting.
