Summer is the perfect time to give your home a little extra attention. A few simple maintenance tasks now can help prevent costly repairs later and protect one of your biggest investments—your home! 🏡

Here are a few items to add to your summer checklist:

✅ Clean and inspect outdoor grills
✅ Pressure wash siding, walkways, and driveways
✅ Check for pests around your home's exterior
✅ Clean and inspect ceiling fans
✅ Test smoke and carbon monoxide detectors
✅ Inspect outdoor lighting
✅ Clean gutters and downspouts after storms
✅ Seal gaps around windows and doors
✅ Trim trees and shrubs away from your home

First home 🏡 — such an exciting season of life!

This journey wasn’t without its challenges. We initially missed out on a home with 13 offers, coming in second place. That first place buyer ultimately fell through right before closing. Four weeks later, we had the opportunity to go back—but by that time, we had already found another home and were preparing to submit an offer.

Once again, it was a multiple-offer situation, but we were able to come out on top and secure the home while still protecting the buyer with strong inspection contingencies. 🙌🔑

🔍 And this is exactly why inspections matter. The inspection revealed elevated radon levels along with a few health and safety concerns. Rather than waiving protections in a competitive market, we were able to successfully negotiate a radon mitigation system and a v***r barrier in the crawl space to be installed prior to closing. ✅

A reminder that even in multiple-offer situations, you can win the home and still protect your investment with the right strategy. 💪✨

Some transactions are more than real estate—they’re full circle moments. 🤍

Helping the son of someone I’ve known for years, Kari, through a mutual friend is something really special. 🏡✨

We go way back—years of celebrating New Year’s together when all the kids were little at a mutual friend’s house. 🎉 It was a long-standing tradition, and now that “little one” is all grown up.

He’s become an incredible young adult—responsible, kind, and so ready for this next chapter. It was truly an honor to help him purchase his first home. 🔑
