🍂🏡 Is your home ready for the colder months ahead?

Fall in Minnesota is beautiful, but it’s also one of the most important times of year to give your home a little attention before winter arrives. ❄️

A few things worth checking off your list:

🔨 Maintenance: Inspect the roof, clean gutters and downspouts, winterize outdoor faucets, check driveways and walkways for cracks, and inspect weatherstripping around windows and doors.

🔥 Heating: Replace your HVAC filter and schedule a furnace tune-up before you really need the heat. If you use a fireplace or wood-burning stove, make sure the chimney or flue is inspected and cleaned.

🚨 Safety: Test smoke and carbon monoxide detectors, check exterior lighting and make sure stairs and entryways are ready for our icy Minnesota weather.

💡 Energy Efficiency: Seal drafts and gaps, check insulation, and remove or properly cover window air conditioners to help keep that warm air inside—and potentially lower heating costs.

🍁 Outside: Rake leaves, put away outdoor furniture and garden tools, and get the garage and winter equipment ready for what's coming. 🥶

Your home is a big investment, and regular maintenance is one of the best ways to protect its value and prevent small issues from becoming expensive repairs. 🏡🤎

🏘️ With more homes sitting on the market longer, buyers may have more negotiating power than they’ve had in a while. That can mean opportunities to negotiate not only on price, but also seller-paid closing costs or concessions that could be used toward a temporary interest rate buydown. 🤝💵

💡 And sometimes, lowering the monthly payment can make a bigger difference than simply lowering the purchase price.

There are several temporary buydown options that may be available:

💰 Lender-Paid 1-0 Buydown — 1% lower rate for the first year, with the lender covering the cost.
📉 2-1 Buydown — 2% lower in Year 1 and 1% lower in Year 2.
📉 3-2-1 Buydown — 3% lower in Year 1, 2% lower in Year 2, and 1% lower in Year 3.

🏠 Every buyer, loan, and transaction is different. That’s why I like to look at the whole picture—price, seller concessions, closing costs, and financing options—to determine what could make the most financial sense for you.
