New headshots mean new introductions 👋

Buying or selling often comes alongside some of life’s biggest moments. As your real estate agent, I’m in your corner from start to finish, bringing honest advice, a clear strategy, and attention to detail so you can make your next move with confidence. I always tell my clients that no question is a dumb question; I love being the person who guides you through it all and gives you the expert guidance you need to achieve your goals.

For buyers, that means honest advice, smart offer strategy, and a clear path from home search to keys in hand.

For sellers, that means data-driven pricing, standout marketing through The Agency, and results-backed guidance to set your home apart from the competition.

Denver is the home I chose, and I’ll never get tired of bragging about it. Helping you find the home, neighborhood, and life that fit is my favorite part of the job. 🏔️

Whether you’re ready to move today, months away, or just starting to wonder, I’d love to hear from you.

From Denver DOTI's press release:

The Yale Avenue underpass is officially open. 🎉

The High Line Canal Trail underpass at Yale and Holly is complete, so walkers and bikers can now pass beneath Yale Avenue instead of crossing traffic.

This closes a longstanding gap in the trail and a safety win for southeast Denver, where the Holly crossing was hazardous with heavy congestion.

It also added retaining walls, graded trail connections, and curb, gutter, and drainage work. Arapahoe County helped fund the $6.2 million project.

More coming: Arapahoe County leads Phase 2 in 2027, overhauling the Yale and Holly intersection with a new signal, wider sidewalks, upgraded crosswalks, extra lanes, and buried power lines.

If you walk or bike the canal, this one changes your route for the better.

Thinking about turning your Denver home into a rental? Read this first. 🏡

Denver requires a Residential Rental Property License for any home rented for 30 days or more. That includes condos, ADUs, and even renting to family if they help with the mortgage. To get the license, your home has to pass a city inspection. One of the most common reasons landlords fail? Something as simple as a missing fire extinguisher.

The good news is that most well-maintained homes already meet the requirements, and any fixes are usually quick.

Colorado has also added new landlord laws; below are a couple:

- Ending or not renewing a lease requires a valid reason, like nonpayment of rent, lease violations, or damage to the property. You can also end a lease if you’re selling the home, moving in yourself, or doing a major renovation.

- Security deposits are capped at one month’s rent. Deposits must be returned within 60 days if your lease says so.

I broke it all down in a guide on my website, including the full inspection checklist and a deeper list of the new rules.

Mortgage rates have slowed things down this fall, but they’re also creating opportunities we haven’t seen in years.

Here’s what’s happening right now:
• More homes are hitting the market, and sellers are increasingly willing to negotiate
• Newly built homes are now selling for less per square foot than existing homes, with some builders offering rate buydowns
• The average mortgaged homeowner now has approximately $310,000 in equity
• U.S. homeowners with mortgages are sitting on a record $17.9 trillion in home equity

Today’s market isn’t simply a buyer’s market or a seller’s market. It’s a market where strategy matters.

I broke down what this means for buyers, sellers, and homeowners in this month’s update. Plus:

• My fall picks around Denver, including a can’t-miss festival happening this month, a cozy Italian dinner spot in RiNo, and a LoHi pastry case worth the drive
• A move-in-ready Virginia Village ranch with refinished hardwoods and a remodeled kitchen
• A one-of-a-kind architectural home in the Santa Fe hills with its own interior stream
