One of the biggest things keeping renters from becoming homeowners isn't the market.

It's a myth.

You don't need 20% down to buy a home in Colorado. FHA loans, CHFA programs, and conventional options can get qualified buyers in the door for as little as 3–5% down.

Most people don't find this out until they actually talk to a lender.

Here's the uncomfortable math:
Colorado home values have appreciated an average of 6.8% per year over the last 20 years.

Every year you wait isn't neutral — it's expensive.

I'm not saying the market is perfect right now. But "waiting for the right time" has cost Colorado buyers more than almost anything else.

The best time to run the numbers is before you've waited another year.
