🍦Some neighborhood businesses become favorites. Others become traditions. SweetSweetz has been both for us since they opened their doors in 2019.

Whether we’re stopping in for ice cream on a summer afternoon, picking up treats for a celebration, or a catering tray for , SweetSweetz always delivers. And honestly, half the experience is being greeted by the smiling faces of Lodene, Erin, and Jamie.

One of my favorite things about Skyland is how many locally owned businesses are tucked into the neighborhood.⁠

Case in point: Effin's Bottle Shop at Madison & 28th.⁠

Owned by Max and Emily Bramer, it's become one of my go-to neighborhood stops, whether I'm grabbing a bottle of wine for book club, a quick snack, or one of their surprisingly solid non-alcoholic options. ⁠

They're also stocking a handful of grocery items while The Corner on Madison gets ready to open.⁠

I'm excited to feature a selection from Effin's Bottle Shop as one of the local business highlights at this month's Skyland Social Hour.⁠

Happy 9th Birthday to my favorite human on the planet. 🩵

Every year with you somehow gets more fun than the last.

Watching you figure out who you are, what you love, what you don’t, how friendships work, how to navigate big feelings, and how to move through the world with your own unique personality has been one of the greatest honors of my life.

I love getting a front row seat to your journey. I love being your advocate, your biggest fan, your safe place, and the person you know you can always come to with your thoughts, feelings, questions, wins, and worries.

You are kind, funny, thoughtful, curious, and effortlessly cool in a way I could never pull off.

9 years ago you changed the trajectory of my life. Showing up for you has also taught me how to show up for myself. I am forever grateful for all I have learned from being your mom.

Happy Pride Month. 🌈 I gotta be honest.

As my marriage was ending, I spent a surprising amount of time wondering if there was any chance I could just… date women instead.

Turns out sexuality is, in fact, not a choice. Trust me. 🙄

So instead, I did the next best thing. I fell back in love with myself, raised my standards, and recommitted to standing up for people who haven’t always had the same access, opportunities, and protections I’ve been fortunate enough to have.

Including members of the LGBTQIA+ community.

The Progress Pride Flag hanging in front of our home is there because I want my friends, neighbors, clients, and community to know we stand with you.

You belong here. We are so thankful you are here.

You deserve safe and fair housing, equal opportunities, and the freedom to love who you love.

At 234 S Emerson, our clients were preparing for a move back to Chicago when early off-market interest started rolling in.

Before officially launching, Amy Newman hosted a broker sneak peek to gather feedback and understand where the market saw value.

The initial conversations and interest were landing around $1.275M-$1.295M.

Instead of keeping the listing private or limiting exposure, we advised our sellers to take the property fully to market.

Why?

Because client-first real estate means creating the largest possible buyer pool and allowing competition to determine value.

The result:
Listed 1/21 at $1.275M
Closed 2/10 at $1.410M

That’s a $135,000 difference.

This is exactly why we believe that as a rule, off-market strategies benefit brokerages, not sellers.

Keeping listings “in-house” may protect inventory, create internal deal opportunities, or help recruiting narratives, but limiting market exposure can directly impact a seller’s leverage and bottom line.

Are there situations where off-market makes sense? Absolutely. Privacy concerns, highly specific properties, celebrity clientele, tenant scenarios, and unique circumstances all exist.

But they are the exception, not the rule.

Our job is not to protect inventory.
Our job is to protect our clients.

It's always a little bittersweet when you get the call from dear friends and neighbors that they're ready for their next chapter.

For years, these amazing clients have been just three blocks away, and while I'll definitely miss having them so close, I'm incredibly excited for what's ahead for them and for the future owners who get to call this special home their own.

Helping clients buy and sell a home is always an honor. Helping the same clients five different times over the years is something I never take for granted. The trust, friendship, and relationships that grow along the way are truly the best part of this business.
