Everyone thinks the exciting part is the day we find the house.

The real work starts the next morning.

This is inspection day, roof to sewer line, and I don't skip anything in between. Roof, attic, HVAC, electrical panel, plumbing, water heater, foundation, and termites. Then I go through every page of that report and turn it into a plain-English list: what's normal, what's negotiable, and what's a walk-away.

Because the difference between a dream home and a money pit usually isn't visible from the listing photos. It's in the attic, under the house, and underground.

Buying a home comes with plenty of expenses, so this can be worth paying attention to.

According to Zillow, 67% of sellers said they paid some or all of the buyer’s closing costs in 2025.

That doesn’t mean every seller will agree to it. But it does show that concessions are becoming more common.

If you’re buying, it’s worth knowing what you can ask for. 😉
