We first hired Mike Shain to paint our house, and he and his wife actually helped us pick some of the colors, which turned out beautifully. Our sweet rescue, Blue, got the portrait treatment this year, painted by our friend and neighbor. She's retired and paints purely for the love of it, dogs especially, and it shows. If you're in Durango, her work is currently on display at the Rec Center, worth stopping by just to see her talent up close. So grateful she wanted to paint him.

Had a few conversations lately about "feasibility studies," so here's a quick, real-world explainer.
When a property has some kind of unknown attached to it, unpermitted structures, unclear zoning, questions about future use, a feasibility study is basically due diligence before you commit. It usually means reaching out to the county, checking what's actually allowed, and understanding what it would take to change or fix something before you buy or sell.
It's not glamorous, but it's exactly the kind of homework that protects both sides of a deal.
If you're ever looking at a property with a question mark attached, this is the step that turns "maybe" into a real answer.
