Growing up in Eagle was pretty special, but getting to raise my boys here and experience all these fun little traditions with them is even better.

We had such a fun night at Eagle’s Night of 1,000 Pumpkins! Nash was in heaven with all the trunk-or-treating, arts and crafts, and making our way through the maze. We ended the night with some hot c***r and a pumpkin to take home!

And Knox? He thoroughly enjoyed sleeping through the entire thing. 😴

Is now actually a good time to buy a home in Boise? 👀

Everyone loves to talk about interest rates, but can we talk about all the things buyers are actually getting in today’s market?

I’m seeing opportunities that were almost unheard of a few years ago.

We’re talking sellers willing to cover closing costs, buy down interest rates, negotiate on price, make repairs, and actually give buyers time to make a decision.

Remember when buyers were offering $50K over asking, waiving inspections, and competing against 10 other offers?

Yeah…things look a little different now.

Of course, the biggest downside is still interest rates. But here’s something I always remind my buyers:

You can refinance your interest rate down the road, but you can’t go back and renegotiate what you paid for your home. And refinancing is never guaranteed.

I’m not saying everyone should run out and buy a house tomorrow. But I do think there are some really good opportunities in the Boise market right now that buyers are overlooking because they’re so focused on rates.

And when rates eventually come down? We could see a whole lot more competition.

My advice? Don’t try to time the perfect market. Find the right house, negotiate the best possible terms, and make sure the numbers work for you.

If you’re waiting for mortgage rates to drop before buying a house… you might be overlooking one of the best opportunities in the market right now. 👀

New construction.

While everyone is watching rates and waiting for the Fed, builders are getting a lot more aggressive with incentives — especially on homes that are already built and sitting.

I’m seeing builders offer rate buydowns, closing cost credits, price reductions and sometimes a combination of all three.

And it makes sense. Builders don’t want finished homes sitting on their books. The longer they sit, the more they cost — especially as we head toward the end of the year.

Which is why October through December can be such an interesting window for buyers.

Here’s what I would do:

Don’t just look at dirt lots or homes that won’t be finished for another 8 months.

Ask about the quick move-in inventory. Look for homes that are already complete or have been sitting for 60+ days.

Then find out what the builder is willing to do on the rate AND closing costs. You might be surprised by how much room there is to negotiate.

And PLEASE bring your own agent with you before you walk into the model home. The sales rep represents the builder. Having someone on your side who knows the communities, the builders and what incentives to ask for can make a huge difference.

I’ve been keeping track of new construction all over Eagle, including where there’s finished inventory sitting right now.
