Only send one application per development. Do not submit duplicate applications. Do not apply online and also send in a paper application. Applicants who submit more than one application may be disqualified.

When is the Deadline?
Applications must be postmarked or submitted online no later than August 15, 2025. Late applications will not be considered.

What Happens After You Submit an Application?
After the deadline, applications are selected for review through a lottery process. If yours is selected and you appear to qualify, you will be invited to submit documents to continue the process of determining your eligibility. Applicants are usually contacted from 2 to 10 months after the application deadline. You will be asked to submit documents that verify your household size, identity of members of your
household, and your household income.

The new rental rule affected today (6/11/2025)
Attached please see the rule detail & new rental application forms.
Please be notified that it starts today, you have to be careful with these points:
1. All your AD must contain the fee if you will be charged on tenant
2. Tenants must sign the application form(Attached) before showing, the violator will pay a $500 penalty, and $1000 for a second violation in 2 years.
3. Tenants only pay commission to an agent who is hired by the tenant, listing can not ask the tenant to pay. Violators will be charged a $1000 penalty, and $2000 if violated again in 2 years. Thank you!
4. This rule only applies to NY 5 boroughs, Long Island isn't included.
5. All available rental listings if still available, the listing agent must have the landlord sign an agreement to modify the commission part, which the landlord must pay listing the commission.
