Everyone is scared of this market and that’s normal, because it’s a little bit crazy! But that fear is your opportunity.

Rates are in the 6% range, but prices have softened, and Holmes are sitting a little longer. This means that you have room to negotiate instead of getting steamrolled in a bidding war – we haven’t seen this in years.

Most sellers think "as-is" means "no questions asked." It doesn't.

Before I was a Realtor, I was a real estate attorney — and I'm still an active member of the CA Bar. I don't represent clients as their lawyer anymore, but I still read every contract looking for the clause that causes a problem down the line, not just the number on the page.

California law still requires specific disclosures even in an as-is sale. Skip that detail, and it doesn't usually blow up the deal — it can come back as a legal issue years later, long after everyone's moved on.

That's the kind of thing I built my business around catching. Thinking about buying or selling? Ask me the "dumb question" now.

I was walking on the beach this morning – it was a beautiful morning. I came upon this man reeling in a fish and having a very hard time with it. A bunch of people gathered, and we watched as he pulled a stunning leopard shark out of the ocean.

We watched him take a bunch of photos of himself and then finally take the hook out of the shark’s mouth. The shark was laying on the sand and definitely struggling to stay alive.

Many of us asked the man if he was going to put the shark back into the ocean. He made some flippant comments that maybe he would, while the shark lay gasping. It was truly horrible to watch.

Eventually, after almost 10 minutes, the man dragged the shark into the ocean. I had already walked on because I was very upset, but I turned around and watched him move the shark around in the water before he let it go. It wasn’t moving much so all I can do is pray that it was alive.

I don’t know why I got so emotional – I think it was because it made me realize how precious life is. I always feel grateful every day for the life I lead, but in any moment, it can suddenly be taken away from us. The shark was a reminder of that, as was an article in the paper over the last few days about a shelter in Humboldt County that killed over 600 dogs by shooting them and burying them in mass Graves. I have been so upset about that over the last few days and I think that’s what spurred my emotional reaction to the shark. We all need to be animal advocates, because they can’t advocate for themselves.

Be grateful, no matter what you may be growing through. Things can always get better, and if you believe they will, they will. We can change the trajectory of our lives by changing our vibration. This is true and I have done it many times.

Two important lessons today. Sending love and gratitude out to everyone. 🙏🩷

Pilates knee injury. I love it SO much, but I’ve had SO many injuries. My chiropractor says he treats lots of instructors, many with neck issues (I’ve had those too).

Is anyone else experiencing this, or is it just me? 😢
