Anita Quillman with First Team Real Estate For the past 40+ years I have been a full-time real estate agent and REALTOR. Take advantage of my accumulated wisdom. What questions do you have for me?

1981 I moved to Encinitas to raise my children, then started my real estate career in 1984. For the past 40+ years, I have been a full-time real estate agent and REALTOR. For 15 years, I was the DRE Broker of Record at Sea Coast Exclusive Properties, where I managed all aspects of the business, including an escrow division, 150 agents, training, quality control, risk management, problem-solving, and customer service, all included in the day-to-day operations. In 2009, I was honored by the North San Diego County Association of REALTORS (NSDCAR) as their REALTOR OF THE YEAR. There is only 1 REALTOR selected each year out of almost 5,000 REALTOR members. I served two terms on the NSDCAR Board of Directors and was our NSDCAR Board of Directors President in 2015. For 17 years, I was a Director for the California Association of REALTORS (C.A.R.). I served in many areas, including Chair for Region 29 (NSDCAR) and on Membership, Property Management, Common Interest Development, Investment Housing, Home Ownership Housing, Affordable Housing, Taxation, Legislation, Federal Issues, and Equal Opportunity and Cultural Diversity. I continue to serve our professional real estate community by being an active member and participant of our NSDCAR PROFESSIONAL STANDARDS COMMITTEE by sitting on hearing panels for complaints, arbitration, and mediation. I am proud to help solve problems and maintain high standards for our profession and the buyers and sellers that we serve. Some personal highlights include my three children, my four grandchildren, and my three years as CIF High School and Southern California Junior Olympic champion on the trampoline. I am also a Point Loma High School graduate and cheerleader!

Same city. Very different markets.

That's the reality of real estate in 2026 β€” and it matters more than most buyers and sellers realize.

While some neighborhoods are seeing slower movement and price adjustments, others are still moving fast with strong sale-to-list ratios.

What separates them?

🏫 Strong school districts
🌳 Established infrastructure and walkability
πŸ’Ό Proximity to major employers
🏑 Low turnover β€” people who buy here tend to stay

These fundamentals don't disappear when the broader market shifts. They insulate value.

If you're searching for a home or thinking about listing, knowing which micro-market you're in changes your entire strategy.

Wondering how your area stacks up right now? Send me a message and I'll pull the local data for your zip code β€” no cost, no commitment. πŸ“©

Contingencies get a bad reputation in competitive markets. Buyers are told to waive them to win. But here's what that advice actually costs you.

A contingency is protection β€” not a weakness.

πŸ” Inspection contingency: Lets you walk away or negotiate if serious issues surface. Skipping this means you own whatever problems come with the home.

πŸ’° Appraisal contingency: Protects you if the home doesn't appraise at purchase price. Without it, you cover the gap out of pocket.

🏦 Financing contingency: Shields you if your loan falls through. Waiving it means you could lose your earnest money deposit.

Now β€” are there situations where waiving makes sense? Sometimes, yes. But that decision should come from strategy and information, not pressure.

Knowing when to hold your contingencies and when to structure them creatively is the difference between a risky offer and a strong one.

Everyone talks about the rate. Almost nobody talks about what the rate actually does to your monthly payment.

Here's the real math buyers need to understand:

πŸ“Š On a $400,000 loan:
- At 6.5%: ~$2,528/month (principal + interest)
- At 7.0%: ~$2,661/month
- At 7.5%: ~$2,797/month

That's a $269/month swing between 6.5% and 7.5% β€” or over $3,200 a year.

But here's what most buyers miss: a rate is a starting point, not a sentence. Refinancing, rate buydowns, and adjustable-rate products all exist for a reason.

The buyers winning right now aren't waiting for the perfect rate. They're buying smart at today's rate with a clear plan for tomorrow.

If you want to understand what rate scenarios actually look like for your budget, let's map it out together.

DOM is one of the most underused data points in real estate πŸ“Š

Here's how to actually read it:

⚑ 0–7 days: High demand. Price is likely right. Move quickly if interested.

πŸ“‹ 8–21 days: Normal range in most markets. Showings happening, still competitive.

πŸ” 22–45 days: Worth asking why. Price, condition, or marketing may be off.

⚠️ 45+ days: Meaningful negotiating leverage. Sellers tend to be more flexible.

But here's what most buyers miss β€” always check if a listing was taken off and relisted. That resets the DOM counter and can hide how long a home has truly been sitting.

Smart buyers look at cumulative days on market, not just the current listing period.

Data is your edge. Use it.

A 1% increase in mortgage rates reduces your buying power by roughly 10%.

That's not a rounding error. That's tens of thousands of dollars in purchasing capacity β€” gone.

Here's what that looks like in real numbers:

πŸ“‰ At 6.5%: a $2,000/month budget qualifies for roughly $315,000
πŸ“‰ At 7.5%: that same budget qualifies for around $285,000
πŸ“‰ At 8.5%: you're looking at closer to $260,000

This is why rate movements matter so much β€” not just as headlines, but as decisions.

The buyers who understand this go into their search with clear eyes. They know what range makes sense, they know when to lock, and they don't waste time touring homes they can't close on.

If you've been watching rates and wondering what they mean for your specific situation, let's run the actual numbers together.

Small spaces don't need to feel small. They just need to be designed intentionally.

Here are the moves that make the biggest difference:

πŸͺž Mirrors placed opposite windows β€” they double natural light and visually expand walls
πŸ›‹οΈ Furniture scaled to the room β€” oversized pieces don't make a room feel cozy, they make it feel cramped
πŸ“ Vertical storage β€” draw the eye upward and free up floor space at the same time
🎨 Consistent color palette β€” too many tones chop a room into visual fragments
πŸ’‘ Layered lighting β€” one overhead fixture is never enough; add task and ambient sources

The rooms that feel largest are rarely the ones with the most square footage. They're the ones where every decision was made on purpose.

This matters whether you're living in the space or selling it. Buyers make judgments in seconds β€” and a well-designed small room beats a neglected large one every time.

Have a tricky space you're not sure how to handle? Drop it in the comments and let's talk through it. ⬇️

Warm minimalism is having a moment β€” and it's easy to see why.

After years of gray everything and cold, sterile interiors, buyers and homeowners are gravitating toward spaces that feel livable, layered, and genuinely warm.

Here's what the look actually involves:

πŸͺ΅ Natural materials β€” wood, linen, stone, and rattan over synthetic finishes
🎨 Warm neutrals β€” think terracotta, warm white, sand, and soft olive instead of cool grays
πŸͺ΄ Live greenery β€” used intentionally, not just as filler
πŸ’‘ Warm-toned lighting β€” dimmable, layered, and human-scale
πŸ›‹οΈ Texture over pattern β€” tactile depth without visual noise

What makes this trend stick beyond aesthetics: homes styled this way photograph beautifully and feel genuinely comfortable during showings.

Buyers respond emotionally before they respond logically. Warm, considered interiors create the kind of first impression that lingers.

Redesigning a space or prepping to list? This is the direction that's resonating right now.

Most sellers don't know what great representation looks like β€” until they've experienced the alternative.

Here's what we bring to every listing:

🏑 Professional photography, staging guidance, and positioning β€” before day one on market
🏑 A targeted digital strategy β€” not just an MLS entry and a prayer
🏑 Pricing grounded in real-time market data β€” not optimism or pressure to chase a number
🏑 Negotiation focused on your net proceeds β€” not just a fast close that works for everyone else
🏑 Clear communication at every stage β€” so nothing catches you off guard at the closing table

Fewer days on market. Stronger offers. Cleaner closes.

That's not a promise β€” it's a process.

If you're thinking about selling this summer, let's have a real conversation about what your home is worth and what a smart strategy looks like right now. πŸ‘‡

You signed the contract. Now you're refreshing your email every hour wondering what's happening.

That's not how this should feel.

Here's what communication actually looks like when you work with us:

πŸ“‹ Weekly check-ins with updates specific to your search or listing β€” not generic market noise
πŸ“‹ Same-day responses β€” because a question left unanswered overnight creates unnecessary stress
πŸ“‹ Proactive updates on inspections, appraisals, and title timelines before you have to ask
πŸ“‹ Straight talk when something changes β€” including when the news isn't what you hoped for

Real estate transactions move fast. Surprises cost money. Clients who stay informed make better decisions β€” and close with fewer headaches.

You deserve an agent who treats your transaction like it matters. Because it does.

Thinking about buying or selling this summer? Let's talk about what working together actually looks like. πŸ‘‡

There's a window in real estate that most people underestimate. It's open right now.

Families need to close before school starts. Relocation buyers have offer letters with start dates. Buyers who missed spring are done waiting.

This is not casual traffic. These are the most motivated buyers of the year.

What that means if you're selling:

β˜€οΈ Deadline-driven buyers move fast β€” and they negotiate less aggressively when time is short
β˜€οΈ Curb appeal hits different in full summer daylight β€” first impressions are unavoidable
β˜€οΈ Homes priced right and showing well are not sitting

What that means if you're buying:

β˜€οΈ Pre-approval isn't optional right now β€” it's your entry ticket
β˜€οΈ Summer inventory moves quickly β€” hesitation has a cost
β˜€οΈ Acting before August puts you ahead of the back-to-school scramble

The summer window is real. The question is whether you're ready to use it.

Drop your situation in the comments β€” buying, selling, or still deciding β€” and let's talk about what July looks like for you.
