The 45th Annual Fiesta Del Sol returns to Fletcher Cove Park in Solana Beach on May 30 and 31 for a full weekend of live music, local art, great food, family activities, and coastal community fun.

With more than 14 live bands, local vendors, a kids zone, and beautiful ocean views, it is the perfect way to kick off summer in one of Southern California’s most loved beach communities.

San Diego is making its streets safer for kids, 🚲 cyclists, and families.

The City Council just approved $2.4 million to move forward with the Comprehensive Speed Management Plan. Here is what it means for our neighborhoods: speed limits on 20% of roads will drop, school zones will go down to 15 mph, and the city’s budget also includes $60 million for sidewalks, bike lanes, streetlights, and 🚦traffic signals.

This kind of investment matters. Safer streets mean more walkable 🏡 neighborhoods, more livable communities, and ultimately, better places to call home.

One of my favorite North County traditions is back. 🌸

The Carlsbad Village Street Faire returns on May 3rd and it is always such a good day. Over 750 vendors lining the streets of Carlsbad Village with arts, crafts, unique clothing, an international food center, and an old-fashioned pancake breakfast to start the morning right.

This event has been a tradition since 1974 and it draws tens of thousands of people every year. Families, neighbors, visitors, everyone comes out. It shows exactly why North County San Diego is such a special place to live.

If you haven’t been, this is a great excuse to explore Carlsbad Village and see what the community is all about. See you there. 😊

Pricing your home is not about guessing. It is about understanding how the market actually behaves.

Start with what has truly sold. Not what is listed. Not what is pending. Closed sales tell you where buyers were willing to commit. That is the clearest indicator of value.

Then look at what is currently sitting on the market. The homes that have been there for weeks without movement are giving you real time feedback. The market has already spoken on those price points.

Here is where strategy comes in. Positioning your property slightly more attractive than the competition is what drives activity. And activity is what creates leverage.

More showings lead to more interest. More interest creates urgency. And urgency is what protects your final sale price.
