Move up buyer! Here’s what you want to know ⬇️
🔵Ask yourself.. If I sold, what would I do next?
This is always the hardest question my clients answer. You’ve created memories and chased dreams in this home, it’s hard to imagine moving somewhere else. Do you want to stay in the neighborhood but need more space? Do you want to move to a different neighborhood? Is the maintenance of a detached home more than what you want so is it time to look at attached housing? The goal of these questions is to determine what would actually be worth moving for.
🔵 Find out what your current home could realistically sell for. (aka reach out to me)
Zestimates and other automated values are great for a quick equity check in.. when it comes to actually selling, these numbers can vary greatly. And in both directions! I will do a current market analysis for you to help you in the decision making process.
🔵 Calculate your usable equity (aka reach out to me)
This is your sales price minus your mortgage payoff, closing costs, repairs, moving costs, and purchase funds. This will help you determine if there is real benefit to selling, or if now is not the right time.
🔵 Talk to a lender before listing. (aka reach out to me and we can chat with the best lenders in the business)
Can you buy before selling or do you need to sell your current home first? There are also a ton of great programs that can make this decision not only easier, but sensible.

Paint, declutter, repairs, cleaning, landscaping, etc. It may all seem like little stuff but it matters to buyers. Together, we can discuss what makes the most sense to do. Often times, a little bit of time and effort pays off big time when it comes to selling.
