After 20+ years of walking through homes with buyers and sellers, I definitely have a mental list of things I would—and wouldn't—put in my own kitchen. 😉

And surprisingly, most of them aren't about whether something is "in" or "out."

They're about function.

I love beautiful design, but kitchens have to work. Storage matters. Lighting matters. Counter space matters. And sometimes the gorgeous oversized island or very trendy finish you loved on Pinterest isn't nearly as practical once you're living with it every day.

Of course, it's YOUR home. If something makes you happy, I'm always going to tell you to enjoy it.

But if you're renovating and resale is somewhere in your future, it's worth thinking about how those choices will feel to the next buyer, too.

And yes… after seeing as many kitchens as I have, I definitely have opinions. 😉

Black, cream and natural oak might be my favorite kitchen combination right now.

The black adds contrast. The cream keeps everything soft and timeless. And the oak brings in just enough warmth to make the entire room feel inviting.

It’s polished without feeling too formal, modern without feeling cold—and easy to make your own through lighting, hardware and stone.

Fun fact: There are actually some things I can't tell you as your REALTOR®—even if you ask.

“Is this a good neighborhood?”

“Are the schools good?”

“Is it safe?”

“What kind of people live here?”

These all sound like perfectly reasonable questions when you're buying a home. But some answers can get into territory protected by Fair Housing laws, so my role isn't to tell you which neighborhood I think is “good” or where I think you should live.

What I can do is help you identify what's important to you and point you toward resources where you can do your own research on things like schools, public safety, commute times, taxes, HOAs, and community amenities.

And when it comes to the home itself, the contract, negotiations, inspections, market conditions, and helping you make a smart purchase? Ask away. That's where I come in.

Especially in areas like Lone Tree, Highlands Ranch, Parker, Castle Rock, and throughout Douglas County, every neighborhood has something different to offer.

My job isn't to choose the right one for you. It's to give you the tools and guidance to confidently choose it for yourself. 🏡

If I could make every first-time buyer do ONE thing after going under contract, it would be this…

Get a home warranty.

Here’s the truth: even the best home inspector can’t predict when your water heater, HVAC system, or dishwasher is going to decide it’s done.

A home inspection is incredibly important—but it isn’t a crystal ball.

That’s where a home warranty can come in.

It’s one of my go-to recommendations for buyers, especially for the first year or two of homeownership, when you’re still getting to know the house and its little quirks.

Why do I like it?

Because when something unexpectedly stops working, a potentially stressful repair can become a much more manageable service call.

There are limitations, exclusions, and different levels of coverage, so always read the details and choose a plan that makes sense for your particular home.

Buying your first home comes with enough surprises. If we can make a few of them a little less stressful, I’m all for it. 🏡
