Being in a lease doesn’t necessarily mean buying a home has to wait.

Start by reading your lease carefully. Look for early termination terms, notice requirements, reletting fees, and whether subleasing is permitted. Then talk with your landlord before making assumptions about what your options are.

From there, we can look at your home-buying timeline and see whether the numbers and timing actually make sense.

If buying has been on your mind but your lease feels like the thing standing in the way, let’s look at the whole picture first.

Real estate doesn’t need more pressure. It needs good advice.

Sometimes that means moving quickly. Sometimes it means negotiating differently. And sometimes the best advice I can give a client is to wait or walk away.

My role isn’t to convince you to make a move. It’s to help you understand your options, think through the implications, and make a decision you feel confident about.

There’s usually a moment during a showing when you stop looking at the house and start imagining your life there.

That feeling matters. But it’s also easy to overlook the less exciting details when you’re already picturing yourself with the keys.
