Reasons why you shouldn’t buy a home from a licensed Realtor, part 3. Buying a home is ideal for a long-term investment. Buying a home with little updates and selling after 2 years, will likely be a bad decision. Why? Appreciation hasn’t had time to happen. Plus the fees of buying or selling a home.

There are 4 different ways sellers respond to an offer on their home. Most buyers and sellers forget about the fourth response option. 1. The sellers accept the offer. 2. The sellers outwardly decline the offer. 3. The sellers negotiate the offer. Whether it’s the price or the terms, the sellers can ask for something else. 4. The offer simply expires. Most buyers and sellers swear by a homes Zestimate when the home is either for sale or before it gets listed for sale. Many people forget that Zillow lost almost a Billion dollars from their lack of an accurate pricing metric. They bought homes and then flipped them. The program lasted less than a year. Why is Zestimate inaccurate? Zillow cannot take into account mechanical and cosmetic updates in their calculations compared to other homes. The best way to know a homes worth is from an appraiser or a licensed Realtor providing comparable sold homes. For more information, follow along.
