Before you purchase some things you may want to consider if you are looking for an open floor plan.Open floor plans look amazing on paper with bright, airy, and connected spaces that feel perfect for modern living.

But when kids enter the picture, there are a few real life things worth considering:

1) An open floor plan does provide easier supervision while cooking, working, or multitasking.

2) Noise Factor with fewer walls to serve as a buffer the everyday sounds of voices, music, television etc. can be heard more easily throughout the house.

3) Everyday clutter is always visible, even when you are not “in that room”

4) Less privacy or quiet space when you need a reset

5) More together time and shared moments throughout the day.

6) Furniture and layout need to be cohesive to define the individual spaces

It is not about good or bad design. It is about how the space supports your daily rhythm.

With children in the home, an open concept maybe something you would choose, or you may decide more separation would work better for your family's lifestyle.

When buying a home, most people focus on the down payment — but forget about the additional closing costs.

Closing costs are separate from your down payment and cover the professional and administrative expenses needed to complete the purchase. This will include things like legal fees, lender-related costs, appraisals, title services, taxes, and adjustments.

These costs are typically paid at closing and can vary depending on your location and the type of property.

Ask your lender in advance what the fees for these items will be.

Planning ahead helps avoid surprises and ensures a smooth path to possession.

In all the excitement and things to do when you are purchasing a new home some items can be forgotten. Here is just a short list of things you may want to consider doing prior to moving in.

Update/replace flooring ,clean carpets, fix tiles refinish or add hardwood floors.

Have your furniture placement planned out prior to the movers arriving.

Staging is one of the most powerful ways to help your home stand out and sell quickly. It allows buyers to picture themselves living in the space and that emotional connection is what drives strong offers.

Here are three key rooms to focus on:

Living Room – This is where buyers imagine gathering and relaxing. Keep furniture arranged to highlight space and flow, remove excess décor and personal photos.

Kitchen – Clear countertops and table surface so the look is clean and uncluttered. Add simple touches like fresh flowers or a bowl of fruit, and make sure lighting is bright and warm.

Primary Bedroom – This space should feel like a retreat. Use soft bedding, minimal décor, and calming tones to create a peaceful atmosphere. The goal is to make it feel spacious, comfortable, and relaxing.

When starting your home search an important but often overlooked step would be to have a consultation with an Accredited Buyer's Agent(ABR) This is the agent who represent only you in the purchase process and will look out for your best interests.
Important items to discuss:
Your Goals & Priorities – Identify must-haves, nice-to-haves, and ideal areas that you prefer. This helps the agent a great deal when reviewing potential properties for you.
Financial Overview – Budget, pre-approval and ideally what you are looking to spend on your home purchase.
Buying Process Explained – Offers, inspections, contingencies, and timelines.
Market Insights – Local trends, pricing, and resale potential.
Agent Support – How your agent will assist you from the start of your search to closing.

A consultation sets the roadmap for a smooth, informed, and confident homebuying experience. I have over 38 years of experience assisting buyers with achieving their home ownership goals.

When getting ready to sell, many homeowners try to do everything possible to boost their home’s value. But sometimes the most common strategies can actually work against you.

If selling is on your radar, these could be costly mistakes to avoid.

Over-Renovating the Kitchen
A full remodel before selling is rarely necessary, expensive and may not be what a potential buyer is looking for in their dream kitchen.
Instead try refreshing the space with simple updates like new hardware, lighting, paint, inexpensive decor and a deep clean.

Overpricing Your Home
Starting too high can reduce showings adding to more days on market and may make buyers question why it's not selling.
Instead price strategically to attract attention early and create strong demand. The first couple of weeks on the market sets the stage for creating the most activity.

Not Staging Your Property
Even the most well-furnished homes can benefit from staging. You don't have to hire a professional and bring in expensive furniture. Try decluttering and talk with an experienced real estate agent about how to highlight your home's best features and what potential buyers are looking for in their home searches. Virtual Staging is also an inexpensive option for sparsely furnished properties.

If you are thinking about selling I would be happy to talk about the updates buyers are looking for and strategy that can help your home stand out.
