A Carmel address is valuable, but it doesn't make pricing, condition, and presentation irrelevant. 🏡

Today's buyers can compare your home with everything else available in their price range and they're paying attention. That doesn't mean you need a giant renovation before you sell.

It means we need to understand your competition and decide where spending money makes sense and how to position your home properly from day one. Location helps, but your pricing strategy still matters.

I’m seeing A LOT of deferred maintenance in homes right now. 🏡

If you’re thinking about selling that doesn’t necessarily mean you need to start fixing every single thing, but it DOES mean we need to have a conversation.

Do we make the repairs before listing or do we adjust the price?

There isn’t one right answer for every house or every seller, but ignoring deferred maintenance and pricing the home as if it doesn’t exist isn’t the answer either.

Your home doesn’t have to be completely updated to sell. Outdated and poorly maintained are two very different things.

The key is knowing what you’re working with and building the right strategy BEFORE the sign goes in the yard. 🏡

If you're considering Westfield don't just tour the house. Look around it. 👀

Westfield continues to grow which means buyers should pay attention to new construction, nearby development, commute patterns, and what may be changing around the area they're considering.

Growth isn't automatically good or bad, but you should understand it before you buy.

If you're relocating to Westfield I want you making the decision with your eyes open not just because you loved the kitchen.🩷

There isn't one single “Indianapolis housing market.”

Not when you're trying to figure out what a specific home can actually sell for. 🏡

Different areas, price points, and property types can behave very differently at the same time.
That's why I don't want to price your home from a national headline or one citywide statistic.
We need to look at your competition, your location, your price range, and actual sold data.

Real estate is local and when it comes time to sell, it gets local really fast.

Start with your life. Your commute, budget, preferred home style, maintenance tolerance, and the places you’ll actually use matter more than somebody else’s ranking.

Fishers gives you more options than people sometimes realize, and different parts of the city can make for very different day-to-day experiences.

Westfield sellers, your competition might not be another resale down the street.

It could be a brand-new house. 🏗️🏡

Depending on your price point and location, buyers may be comparing resale homes with new construction, builder incentives and newer finishes. That doesn't automatically put an existing home at a disadvantage. Established homes can offer things new construction doesn't, but we need to understand the comparison buyers are making.

That's part of pricing and positioning a Westfield home correctly from the beginning.🩷

“What's the best area of Indianapolis?”

My answer: Best for WHO? 😂

Indianapolis is too large and varied for one neighborhood list to make sense for everybody.
Your budget, commute, housing preferences, maintenance tolerance and what you want nearby all matter.

Two people with the same budget can choose completely different parts of Indy and both make great decisions. If you're relocating here, don't start with somebody else's “best neighborhoods” list. Start with how you want to live.

“The appraiser will figure it out.”

No. That's not a strategy.

The better strategy is to make sure accurate information about the property is available BEFORE the appraisal happens. UAD 3.6 makes this conversation even more relevant as appraisal reporting becomes more structured and data-driven.

Agents: prepare your sellers. Sellers: document your improvements.

Don't panic about the November 2nd UAD 3.6 change. Instead, get prepared:

✔️ Document your improvements�✔️ Know your home's features�✔️ Gather information about major systems�✔️ Make sure your square footage and improvements are accurate�✔️ Price based on current market data
The goal isn't to “beat” an appraisal.

The goal is to make sure the appraiser has accurate information to work with. ✅

Fishers or Noblesville? 👀🏡

If you're moving to Hamilton County, you may end up comparing these two, but I'm not going to tell you which one is “better.”

Better for WHO?
Your commute, budget, preferred type of home, lifestyle, and what you want around you matter a whole lot more than somebody's online ranking.
Fishers and Noblesville are neighbors, but they aren't interchangeable.

If you're relocating here you don't necessarily have to pick one before you start looking. Sometimes you need to experience BOTH before you know where you fit. 🩷
