The side of real estate we DON'T talk about enough🫣🤘🏽
72 days on the market, right at 4 months. We held Open Houses, marketed heavily across several platforms, virtually staged, paid for ads, personally tidied up the home before showings (house was vacant) and made several price reductions, ultimately dropping the price $14,000 💸
And it didn't sell. Not for lack of effort. The market - and more specifically - Buyers did not feel the value was there. There was too much competition, too many builders in the area offering low rates and paying closing costs for a home that’s 3 years newer. Too many neighbors also selling. Buyers have SO many choices right now. (It is a really good time to be a buyer).
We could have lowered the price further, we could have kept it listed until we received an offer, but that wasn’t financially beneficial for our clients and they didn’t absolutely HAVE to sell.
🤨So what IS value? In real estate terms, it is what a willing Buyer wants to pay, and what a willing Seller wants to sell for. If those two cannot come to agreement, there is no sale. Price may overcome some objections, but not all.
While there are no hard feelings on this one, it is naturally discouraging to put months of work, time, and money into something and not be able to take it all the way. Potentially not earn a paycheck. That part especially stings.
We ARE so grateful these clients have put themselves in a great position in life that they were able to pivot to leasing the home out for a few years and then look at selling once the market levels back out.
Being self-employed can be a dream for sure. But this is just one of the many downsides. We get paid for results, not work. Our time is our money because there's such a finite amount of it. Even though, in 10 years of business, we have sold over 95% of our listings, it still hurts when it doesn't work out. It feels like a failure - both personally & professionally.
In a world that sees Realtors as disposable or unnecessary, we wanted to highlight some of the real-world experiences we go through on a regular basis.
But we can walk away from this one knowing we did our best, and are thrilled to have provided a tenant until the time comes to try to sell again.
We are grateful for every opportunity God provides, even if it doesn't have the perfect ending 🫶
