Born in Denver a zillion years ago, I have spent a large chunk of my life here in Northern Colorado. Scattered in between my CO years, I’ve spent time living in MO, AR, KS....and even a short stint in Mexico. Somehow though, I always end up back here in Colorado. rs as an entrepreneur and a decade in the health and wellness space, I came to real estate honestly. My heart has always been in helping people achieve their goals. The move from health and wellness goals to homeownership and wealth creation goals was a natural next step, and so I became a licensed real estate agent in 2017 after exiting my corporate wellness business. In the 8 years since then, I have become a Northern Colorado market expert, successfully negotiating and closing real estate transactions numbering well into the hundreds. I pride myself on taking every transaction personally. I’ve never believed the maxim, “it’s not personal, it’s business”. While it most definitely is business and I am going to do everything in my power to identify, negotiate and create a situation where you walk away beyond happy, I’ll die on that hill with you BECAUSE it’s personal. It’s personal to you! And if it’s personal to you…it’s personal for me. We are a team. Period. When not selling real estate, I love traveling and exploring this amazing country, and efforting to raise a good human in the form of my 11yr old son, Noah (we have officially reached that point where I am now trying to keep up with him on our mountain bikes and I don’t even try any more on the hockey rink, but I digress). Mostly grown and gone but definitely not forgotten, is my amazing 19yr old daughter, Abigail, currently working abroad, living a big and adventurous life. Have fun. Make money. And make a difference....

I decided a long time ago that while I didn't know how life would turn out career wise, as long as it included those three pillar, i would enjoy the ride.

Enter Kathy. I've known Kathy damn near for 15yrs. A whole career change and 2 moves have happened since our paths crossed way back in 2011. Despite ALL the life that has happened (for us both) in the last 15 years, she became, and remains, one of my absolute favorite humans. ....and so...... “Location, location, location” has always mattered, but how buyers define value within it is shifting.

In 2025, proximity to daily life perks ranks just as high as school districts for many buyers.

Walkable access to parks, grocery stores, and cafes builds perceived lifestyle value.

Areas with green space and lower traffic noise also attract stronger offers, especially among remote workers.

On the other hand, buyers are re-evaluating long commutes. A recent Redfin report found homes with easy access to major highways saw slower price growth than walkable suburbs this year.

Neighbourhood culture plays a role too. Areas with active local events, farmer’s markets, or restaurants create a sense of community buyers can imagine themselves joining.

Value isn’t just about zip codes anymore – it’s about how daily life feels there 🏡

Negotiation isn’t just about holding out for the highest number. Here are three common mistakes sellers make:

1. Ignoring the full offer terms. A slightly lower price with cash financing or waived contingencies can net more than a higher, riskier offer.
