A 53-story luxury hotel + condo tower in the heart of downtown Nashville. $460 MILLION development!

Big plans for Nashville’s songwriter scene.📌

Chris Blair, founder of The Listening Room Cafe, is planning a new Listening Room Hotel in the rapidly growing Pie Town neighborhood at 📍801 Ewing Ave.

The proposed 7-story development would include:
▫️151 hotel rooms🏨
▫️A two-story Listening Room Cafe venue (23,000 sq ft) ▫️Nearly 13,000 sq ft of retail and restaurant space
▫️A rooftop restaurant and bar🍸
▫️127-space parking garage
▫️Courtyard gathering area

The project could potentially relocate the current Listening Room Cafe from its Fourth Avenue location.

Blair purchased the 0.51-acre site for $9.45 million in 2023, and the proposal is currently seeking partners and scheduled for Metro Planning review on April 23.

If approved, the development would add another major project to Pie Town, one of Nashville’s fastest-growing districts just south of downtown.✨

Australian luxury fashion house Zimmermann is planning a new boutique at 507 Houston Street — and the neighbors tell the bigger story.

The store will sit alongside Italian luxury brand Brunello Cucinelli and directly across from French fashion icon Hermès.

Three global luxury brands… within steps of each other.

That’s not an accident.

The former Rivergate Mall has officially sold, and the era of the traditional suburban mall just took another major turn.

Merus (formerly Al. Neyer) paid $33M for the 57-acre site and plans a $450M mixed-use redevelopment that will completely transform the property.

Let that sink in.

✔️ Largest retail sale by square footage in Nashville in 5 years (Avison Young)

Here’s what’s coming:
▫️Demolition of the 514,000 SF mall this spring
▫️Nearly 1,000 housing units:
 – 700 multifamily
 – 100 townhomes
 – 80 senior units
▫️130,000 SF of retail + dining
▫️Central green + community plaza
▫️Hotel, office, and more

The acquisition is backed by a $36M loan from Pinnacle Bank and includes a public-private infrastructure agreement with Metro Nashville, allowing Merus to leverage future tax revenues (capped at $42M / 25 years).

The trend is clear:

Traditional malls are struggling.
Mixed-use, experience-driven districts are winning.

Construction: Late 2026 → early 2030s
Impact: Could redefine the Goodlettsville / Gallatin Pike corridor for decades

📌Nashville Yards is reportedly in advanced talks to bring an 800+ room Signia by Hilton to downtown — which would make it the largest hotel in the city.

📌Signia by Hilton is Hilton’s high-end, convention-focused brand — known for massive meeting space, rooftop pools, multiple dining concepts, and large ballrooms designed to attract major events.

✔️If the deal comes together, this new hotel at Nashville Yards would:

• Surpass the current largest downtown hotel, the Omni Nashville Hotel (800 rooms)
• Dramatically increase convention & meeting space
• Join Grand Hyatt Nashville and Union Station Hotel Nashville Yards on the 19-acre campus
• Bring Marriott, Hyatt, and Hilton brands together in one development

✔️And here’s why this matters…

Nashville just broke its tourism record again in 2025 with over 10 million hotel rooms sold across Davidson County. Big events like FIFA Club World Cup and CMA Fest continue to drive record weekends — and the city is positioning itself for even larger national events in the coming years.

That massive hole at 1100 Porter Street in Nashville is officially becoming something major.

Tidal Real Estate Partners has broken ground on The Nashville Edition — a 28-story luxury hotel and condo tower that aims to become “Nashville’s best residential address.”

Right now, it’s gravel and excavators next to Pins Mechanical Co. and Chauhan Ale & Masala House.

By 2028, the plan is:

✔️261 luxury hotel rooms
✔️84 high-end condos (top 15 floors)
✔️Starting at $1.6M
✔️Two half-floor penthouses
✔️50-foot pool with cabanas
✔️Private gym, sports simulator, lounges, spa & more

The project is backed by $400M in financing from KSL Capital Partners and Madison Realty Capital.

Tidal already has roots here — they developed the Hutton Hotel and 1111 Church (home to Puttshack).

📌Love it or question it — one thing is clear:
Nashville’s skyline keeps leveling up
