The tax number you were quoted on a Celina new build is almost never the number you’ll pay.
Here’s the trap. Collin County assesses value as of January 1. If the house wasn’t finished by then, your first bill gets calculated on the land alone.
Your lender quotes you that number. You qualify on that number. Then year two lands, the finished structure hits the roll, and the escrow shortage notice shows up.
At this price point, that gap is four figures a month.
Second thing nobody volunteers: in most of Celina’s new communities you are not paying 1.8%.
You’re paying a MUD or a PID stacked on top - often 2.2% to 2.7% all in. Same city. Same schools.
Sometimes literally across the street from each other.
On a $3.9M home, the spread between 1.8% and 2.7% is $35,100 a year.
Over a 30-year hold that’s north of a million dollars, paid for infrastructure the neighborhood one road already has.
