We live in a time where being a follower has almost become the social norm—and where original ideas don't always stay with their creator for long.

It makes me wonder how often we stop and ask ourselves: Where does my inspiration come from? From within… or from others?

There’s nothing wrong with being inspired by what we see around us. But there’s something powerful about trusting the ideas, gifts and creativity that are uniquely ours.

Why fit in when you were born to stand out?

Welcome home Mr. Rick and Mrs. Kathleen. Their love story sounds straight from the Hallmark channel. 🏡 A buyer's budget isn't just about the price of the house.

Mortgage rates moved up again this week, with the average 30-year fixed rate reaching 6.95%.

And here's why that matters: when rates change, the monthly payment attached to the same house changes too.

That's why I encourage buyers to know their comfortable monthly payment, not just the maximum purchase price they're approved for. And while you're actively shopping, stay connected with your lender because the numbers can change while you're looking.

The goal isn't to panic every time rates move. It's to understand what the movement means for your numbers.

🏡 More homes for sale = better deals for buyers… right?

Welllll… not necessarily. 👀

More inventory does mean buyers may have something they haven't had much of in recent years: options.

More homes to compare. More time to make a thoughtful decision. And in some situations, more room to negotiate.

But more inventory doesn't automatically mean every seller is desperate or every home is a bargain.

The opportunity isn't just having more choices—it's knowing what to do with them.

That might mean negotiating closing costs, comparing incentives, looking at homes that have been sitting a little longer, or simply being willing to walk away when the numbers don't make sense.

That's my two cents this . ☕️🏡
