When a market report says homes sold for approximately 97% of asking, it can sound as though sellers gave up very little during negotiation.

But which asking price?

In our July Williamson County analysis, homes sold for approximately 97.7% of their final list price, but closer to 94% of their original list price.

That difference matters.

The final contract negotiation may look relatively small because the larger pricing correction has already happened through reductions before the successful offer arrived.

That does not mean every price adjustment was avoidable. It does mean the final list-to-sale percentage should not be viewed in isolation.

To understand the seller’s actual outcome, look at the original list price, any reductions, the final asking price and the eventual sales price together.

One percentage cannot tell the whole story.

There’s the spreadsheet keeper, tracking the price, taxes, HOA and commute before anyone else has found the kitchen.

The one who has already moved in mentally, chosen the paint colors and decided where the Christmas tree will go.
