UNDER CONTRACT in Tucson! 🎉

This one has been part of quite the journey for us.

We originally listed 2939 S. Pantano Edge Dr. back in June - remotely, while Tim & I were traveling the West Coast.

Since then, we’ve packed up our home in Arizona, moved roughly 1,500 miles to Tacoma, and continued managing the sale from Washington.

Through all of it, our seller trusted us to keep working the plan.

And now we have a contract. 🙌

Tucson can be a slower-moving market, and not every successful listing story happens in a matter of days. Sometimes good representation means patience, consistent marketing, communication, and knowing how to keep a transaction moving toward the goal.

We’re incredibly happy to have reached this milestone for our seller.

And this officially makes five Arizona homes we’ve moved forward since leaving for Washington.

Our address may have changed. Our commitment to our Arizona clients hasn’t.

Listed to closed in just 5 weeks.

When we brought this home to market, we knew the strategy needed to look different from what we typically recommend.

The circumstances didn’t allow for the level of preparation we would normally undertake before listing, so we focused on our greatest opportunity: pricing the home aggressively and accurately for its condition from day one.

Now, the sale is officially closed.

This time, we were both the agents and the sellers.

Exactly two weeks ago, we closed on the sale of our own home in Gilbert - the same day we began settling into our new apartment in Tacoma.

Representing ourselves gave us an even more personal reminder of something we already know well: understanding the process doesn’t make you immune from the emotions of selling a home.

We still had to prepare it, price it, market it, negotiate the contract, pack our lives, and trust the process-just as we ask our clients to do.

The result?

Listed to closed in only 28 days.

Our home entered the market alongside properties in Annecy that had already been available for weeks or months. Many of those homes are still waiting for buyers, while ours successfully made it all the way to closing.

That didn’t happen by accident. It took thoughtful preparation, strong presentation, strategic pricing, and a marketing plan built specifically for the home and the current market.

It’s another successful Annecy sale for the Deluca Group-and one that proved our own strategy from the seller’s side of the table.

Although Tacoma is now home, we remain actively committed to representing buyers and sellers throughout Arizona while we work toward expanding our business into Washington.

Last Thursday, we officially closed the sale of our Crosscreek Drive listing in South Chandler.

Nearly 2,700 square feet, four bedrooms plus a den, a private greenbelt lot, and a backyard with a heated pool and spa made this an exceptional property to represent - and the final result reflected it.

We’re incredibly grateful to our seller for trusting us with the sale and thrilled to have delivered another successful closing.

While Jared and Tim now call Tacoma home, Deluca Realty Group remains fully active in Arizona and continues to represent buyers and sellers throughout the state.

Washington licensing is also on the horizon. Until then, we’re continuing to build upon the Arizona business we love while getting to know our new home in the South Sound.
