customer service along with high level negotiations to win in your home sale or home search. With 8 transactions before becoming licensed back in 2002, I learned from the way other agents treated me. It helped my quickly understand how to treat (and not treat) clients. I learned the importance of getting contract details right, how important it is to negotiate well, why it is critical to always answer the phone (texts and emails), what can happen when you buy a FSBO, how to keep deals together, and how to deal with an agent on the other side who is non-responsive or can't put a deal together, or has a difficult client. Believe me, nothing beats real-world experience. I was extremely fortunate to have a great first manager early in my career. He taught me how to write clauses in contracts that would hold up to any situation. My cubicle was directly outside the closing rooms in our office, which meant I would hear many deals 'blow up' and quickly learned what 'not' to do. I became good friends with our in-house mortgage lender and I soaked up every bit of knowledge I could from her, and later got a mortgage license. The culmination of these experiences gave me a wealth of unique and powerful knowledge. Many of these opportunities no longer exist. We no longer work side by side in an office or do many broker tours with other agents. And virtually managing transactions means much less in office 'learning'. Those lessons have served me well over the years so I could take care of my clients and continue to learn more every day. Lots of experience and learning from others' mistakes means success for my clients. I could write a book! so I did ... coming out May 2025

As a point of reference in NH there were 81 Closings today
34 sold for less than original price (avg difference $39,121 less)
13 sold at asking price
34 sold for more than original price (avg difference $24,209 more)

Listing agent said "reduce the price".
Listing agent has not changed the listing photos from snow photos to spring photos ... and it's May.
The home seller loses MOST.
